Mystic Shores is located off Highway 306 in Spring Branch, six miles east of Highway 281. The community includes two separate gated sections (The Peninsula and Rio Central) along with several non-gated neighborhoods. Some properties even allow cattle and horses. The mix of residents runs from young families to retirees to weekenders who use their homes as a Hill Country getaway.

The community offers a full set of amenities: a community center, two swimming pools, parks, tennis and basketball courts, volleyball, paved walking trails, a 140-acre nature preserve with a park overlooking the Guadalupe River, boat ramps, and RV and boat storage. Canyon Lake itself provides swimming, boating, and fishing, while the Guadalupe River offers tubing, kayaking, and fly fishing for trout and bass.

Mystic Shores falls within the Comal Independent School District, one of the top-rated districts in the San Antonio metro area. Students in the community are zoned to Rebecca Creek Elementary, Mountain Valley Middle School, and Canyon Lake High School.

There are no city zoning restrictions, though the POA has its own guidelines that homeowners should review before finalizing plans. Property owners are free to choose their own builder, and there is no timeline requirement to build after purchasing a lot.
