Building a custom home is one of the biggest decisions you’ll make, and understanding exactly how the process works makes all the difference.
At River Hills Homes, we’ve refined our building process over 17+ years of custom home construction in New Braunfels and the Texas Hill Country.
Here’s a transparent look at every phase, from your first conversation with our team to the day we hand you the keys.
Our 5-Phase Custom Home Building Process
With more than 15 years of experience building homes, River Hills Homes will pride itself on a detailed, client-centered approach. Our team is committed to a great experience from the initial consultation all the way through to the final walkthrough.
Every River Hills project starts with a conversation, not a sales pitch. We sit down with you to understand what you’re looking for: your lifestyle, your family’s needs, the style you’re drawn to, and the budget you’re working with. Whether you arrive with a detailed Pinterest board or just a rough idea, this is the time to put everything on the table.
If you don’t have land yet, we’ll discuss how our Property Locator Service can help you find the right lot. If you already own property, we’ll talk through how your land’s terrain, orientation, and utility access will shape the design.
Transparency is a core value at River Hills, and it starts with the budget. We provide a preliminary cost estimate that breaks down labor, materials, site work, and any special features you’ve selected. This gives you an honest picture of where your project stands before design work begins.
We’ll also establish a realistic construction timeline. Most custom homes in the Hill Country take 12 to 14 months from groundbreaking to move-in, though this varies based on design complexity, lot conditions, and weather. We factor in supply lead times and seasonal considerations so there are no surprises.
At this stage, we can also connect you with our vetted lenders who specialize in custom home construction loans. They understand the draw schedule and inspection process specific to ground-up builds.
This is where your home starts taking shape. You have two paths:
- Start with one of our Signature Plans. These are proven designs that maximize efficiency in cost and energy, with full customization of finishes and flexibility to modify the floor plan.
- Go fully custom. Our design team creates a floor plan from scratch, tailored to your property and your vision. This is the ultimate in personalized home building.
Either way, this phase is highly collaborative. We’ll work together on layout, room sizes, flow between spaces, finishes, and fixtures. Once the design is finalized, we revise the budget and specifications to reflect the actual house plans. You’ll know exactly what you’re building and what it costs before construction begins.
With plans approved and the budget locked, we break ground. Our experienced team of craftsmen manages every aspect of construction using materials and methods that exceed conventional building standards. Hill Country homes face unique demands (rocky terrain, expansive clay soils, extreme heat) and we build to handle all of it.
Throughout construction, you’ll receive regular progress updates through our project management platform. You can monitor your build from anywhere, communicate with our team at any time, and visit the site whenever you’d like. Every project gets its own dedicated accounting, and you’ll receive copies of bank statements, lien releases, and every document related to your build. No co-mingling of funds. No kickbacks. Complete transparency.
As construction wraps up, we focus on the finishing details that make a house feel like your home. Paint, landscaping, hardware, final fixture installation. Then we walk every room together.
But it doesn’t end at the keys. We conduct a second walkthrough at 45 days to catch anything that may have been missed during move-in. Then another at 11 months, just before your warranty period transitions. Our in-house warranty program delivers a level of service you won’t get from a third-party warranty provider, because we stand behind our work directly.
What Makes Our Process Different
Every River Hills project has its own bank account. You receive copies of statements, lien releases, and every financial document. Your money builds your home. Period.
Our project management software keeps you connected to your build 24/7. Progress photos, schedule updates, and direct messaging with our team, all in one place.
Final walkthrough at completion, a 45-day check-in, and an 11-month review before your warranty transitions. Most builders do one walkthrough and disappear.
17+ years building specifically in this region means we understand the rock, the soil, the heat, the drainage challenges, and the building standards that matter here. Our construction methods exceed conventional practices because Hill Country terrain demands it.
